Their Special Projects Division is growing, and they're looking for a Project Manager who thrives in a fast-paced, client-focused environment. Position Summary The Special Projects Project Manager will oversee the planning, coordination, and execution of fast-paced commercial construction projects ranging from tenant improvements and building upgrades to facility reconfigurations and adaptive reuse. Projects are typically under $5M and require a high level of organization, client communication, and flexibility. This is a client-facing role based in Seattle, WA, with an expectation of occasional on-site presence and local travel. Key Responsibilities • Lead and manage all phases of multiple special projects simultaneously • Develop and maintain project schedules, budgets, and forecasts • Coordinate internal teams and subcontractors for seamless project delivery • Act as the primary point of contact for clients, architects, and consultants • Review and negotiate contracts, change orders, and subcontractor agreements • Ensure quality control, safety compliance, and adherence to project specifications • Drive project closeout, including punch lists, documentation, and client handoff • Identify and resolve issues proactively to keep projects on track Qualifications • Bachelor’s degree in Construction Management, Engineering, or related field (or equivalent experience) • 3+ years of project management experience in commercial construction, preferably in special projects, TI, or renovations • Proven track record of managing multiple projects under $5M simultaneously • Strong understanding of construction documents, permitting, and project lifecycle • Excellent communication, organizational, and leadership skills • Proficiency in Procore, Bluebeam, MS Project, and other construction management tools • Ability to work independently and collaboratively in a client-driven environment • Valid driver's license and reliable transportation Why Join? • Work with a respected and established team in Seattle’s booming construction market • Opportunity to lead unique, fast-moving projects with direct client interaction • Supportive leadership, clear career advancement, and professional development • Competitive pay and a comprehensive benefits package • Culture of trust, accountability, and continuous improvement
