Overview DEB Construction, certified as a Great Place to Work® is seeking a highly skilled Construction Estimator (Commercial) to join our dynamic team. The ideal candidate will be responsible for planning, coordinating, and preparing complete and accurate cost estimates for commercial, healthcare, critical facilities, and institutional construction projects. The Estimator supports the full estimating and RFP process, maintains strong working relationships with clients, subcontractors, design teams, internal staff, and produces audit-quality documentation aligned with DEB’s standards for accuracy, integrity, and transparency. Key Responsibilities • Support the overall estimate and RFP process. • Obtain all necessary construction documents per the request for proposal (RFP). • Study the construction documents and discuss issues with subcontractors to accumulate and issue the client with pre-bid RFI’s. • Prepare accurate descopes and validate revisions, changes and additions to the request for proposal with architects, consultants, clients, suppliers and subcontractors. • Understand and qualify all trade proposals for the best approach and value for the project. • Creates meeting invites to the selected construction teams for bid review meetings. • Helps to create the complete bid package in a timely manner as to hold a bid review meeting with the selected construction team. This not only includes the estimate but also the written proposal package and preliminary project schedule. • Discusses the complete project in detail to the selected construction team during the bid review meeting and to explain all related costs. • Confer with supervisory personnel, subcontractors, and design professionals to discuss the possibility of construction challenges. • Interpret and explain plans to the selected construction team. • Able to select the proper subcontractors and vendors for each project estimate. • Study job specifications and construction documents to determine appropriate construction methods. • Evaluate construction methods and determine cost-effectiveness of plans. • Help to create a complete and accurate estimate for each project. • Create “Value Engineering” options for the client as part of the overall proposal. Preconstruction, Estimating & Technical Review • Obtain and review all construction documents required for estimating and proposal preparation. • Perform detailed quantity takeoffs and develop accurate unit pricing using current market labor, material, and equipment rates. • Review plans, specifications, addenda, and design documents to identify scope gaps, constructability issues, and cost-driving elements. • Prepare estimate narratives, clarifications, assumptions, and deliverables for proposals. • Study construction methods and evaluate the cost-effectiveness of various design approaches. • Develop and present value-engineering options, alternatives, and cost-saving strategies based on design review and constructability analysis. • Support the development of preliminary schedules and phasing strategies where required. Client, Subcontractor & Desing Team Coordination, Scope Development & Cost Management • Lead client, subcontractor, and design team outreach; bid distribution and coverage across all relevant trades. • Develop detailed scopes of work and conduct bid leveling to confirm scope alignment, identify exclusions, and validate assumptions. • Perform cost reconciliation between internal estimates and subcontractor proposals. • Validate pricing using cost databases, productivity factors, and historical cost data. • Review subcontractor proposals for completeness, compliance, and cost accuracy. • Prepare independent cost analyses for change-order pricing, including verification of quantities, labor classifications, material pricing, and schedule impacts. • Identify and document cost risks, discrepancies, and opportunities for budget optimization. • Participate in internal estimate review sessions to ensure accuracy, consistency, and cost certainty. Internal & External Collaboration and Communication • Collaborate closely with Pre-Construction Manager, Business Development Manager, Marketing/Proposal Coordinator, Project Managers, Project Engineers, and Superintendents to ensure seamless turnover from estimating to operations. • Communicate professionally with clients, architects, consultants, suppliers, and trade partners throughout the preconstruction process. • Support RFP and proposal development, including pricing, narratives, clarifications, and interview preparation. • Prepare and lead internal bid review meetings with selected construction teams. • Explain estimate details, cost assumptions, and scope decisions to the project team during turnover and kickoff meetings. • Uphold DEB’s values of integrity, teamwork, organization, communication, and excellence in all interactions. Background Required Experience: • 5+ years’ Commercial Construction Estimator experience with at least 1 years focused on the Healthcare, Financial and/or Critical Facilities market segments. • Proficiency in reading architectural, structural and MEP construction plans. • Track record of success in an environment of estimating multiple projects with varied needs and deadlines, with demonstrated ability to keep track of details while keeping the big picture in mind. • Preferable Bachelor’s degree in Construction Management, or relevant field experience. • (Preferred bachelor’s degree in construction related fields, Architectural, Engineering, Construction Management or equivalent experience with construction estimating or professional estimating credentials.) • Must be able effectively and efficiently use Procore, BidMail, Bluebeam, Microsoft Suite including Excel, Word, Outlook, Project and OST, PLanSwift, or equivalent. Physical Requirements: • Requires work indoors and outdoors in office and or job/construction sites. • Requires visiting job/construction sites in personal vehicle. • Must wear personal protective equipment (PPE) as required. Such as boots, hard hat, safety vest, safety glasses, ear protection, etc. • Must physically inspect job/construction sites. Often job/construction sites have non-ADA compliant or accessible surfaces, tight spaces, elevations, rooftops, or floors and can require physically demanding situations. • Must be able to climb ladders and scaffolding to access roofs. • Can be exposed to hazards of job/construction sites, loud environments, and hazardous equipment. • Can be exposed to all types of weather conditions while working both indoors and outdoors.
