Job Summary Cutting Edge Properties is a real estate investment firm focused on acquiring residential and commercial real estate investments within the states of Missouri, Illinois, Indiana, Mississippi, and Arkansas. We are seeking a director level real estate professional to help lead, execute, and scale a growing real estate investment company with over 25 million in Assets and growing. This position will be focused on tax sale investing, residential flips, property management, and future growth initiatives. This role blends hands-on execution with strategic leadership and business growth. The ideal candidate is highly analytical, operationally sharp, and entrepreneurial. Strong management, creativity, and problem-solving skills are a must. Real estate investing experience is preferred, but not a requirement. Starting out this role will have very few direct reports. We would like this role to gain a full understanding of our existing business model by working alongside other team leaders. Once integrated into our company they will be responsible for independently building new revenue streams and creating the necessary teams to support them. Key Responsibilities Tax Sale Investing · Develop tax sale lien investing strategies across multiple states including Missouri, Mississippi, and Illinois · Develop and execute a process for each states annual tax sale · Research prior year results, refine current processes, and model out future returns · Communicate results to investors and key stakeholders · Create marketing materials to assist in raising future capital · Manage the tax sale lien redemption process · Work with local attorneys during the quiet title process, contractors to assist in renovations, and title companies during the eventual sale · Create and document repeatable processes and procedures · Develop a team to assist the executing of the overall strategy developed Residential Flip Project Management · Project-manage residential 20-30 renovation projects annually acquired through tax sales · Oversee timelines, budgets, and contractor performance · Coordinate scope of work, pricing, inspections, and final walkthroughs · Ensure projects meet quality standards and targeted returns · Work closely with sales and disposition partners to optimize exit strategies · Understand how to use construction software to effectively manage the project Business Growth & Strategic Development · Identify and pursue new growth opportunities within the real estate space · Evaluate new markets, asset classes, and investment strategies · Create new revenue ideas from scratch and turn it into a reality · Model out projected returns and present to key stakeholders Property Management Oversight · Oversee and manage a Property Manager responsible for a rental portfolio of 79 doors. · Review operating budgets, rent rolls, and financial performance · Implement operational improvements to maximize NOI and tenant retention · Be able to analyze and underwrite new rental opportunities · Serve as ownership’s point of accountability for property-level performance Qualifications & Experience · 10+ years of management experience, preferably in real estate investing, development, or operations · Direct experience with tax sales, foreclosures, or distressed assets is a plus · Experience scaling businesses or launching new strategies · Strong understanding of residential renovations and construction management · Proven ability to manage people, vendors, and third-party professionals · Financial and analytical acumen with the ability to develop budgets, track financial performance, and evaluate deals · Highly organized, self-directed, and execution-focused · Familiarity with property management software, Advanced Excel, ChatGPT (AI), and construction tracking tools, Builders Trend and Quickbooks Online a bonus Pay: $100,000.00 - $150,000.00 per year Benefits: • 401(k) • Dental insurance • Employee discount • Flexible schedule • Health insurance • Health savings account • Paid time off • Vision insurance Work Location: In person
