Full Description

Cullinan is currently seeking a full-time Asset Manager in our Burr Ridge office with responsibility for managing the performance of their assigned properties from initial acquisition / development, as part of the operating portfolio and its disposition. This role will provide exposure to a variety of real estate investments, including retail, mixed-use, multifamily, office, and healthcare properties, and will span various risk profiles, transaction structures, and geographic regions. The position offers a fast-paced work environment in a dynamic organization with specific responsibilities varying day-to-day across projects. Responsibilities • Lead the day-to-day operation of an assigned portfolio of properties, working closely with the leasing, property management and marketing teams to create long-term value consistent with each property’s investment strategy. Duties include making property level decisions to meet or exceed performance expectations, evaluating and seeking approval of leasing opportunities, monitoring monthly financial and operational metrics, and creating property budgets and reforecasts. • Manage the opening, lease up and stabilization of multifamily assets by providing hands on guidance to internal and 3rd party property management and leasing teams. • Perform complex financial analyses, including Argus valuation models, Excel-based pro formas, cash flow projections, sensitivity analyses, and municipal incentive analyses. • Assist during disposition and financing activities as the property knowledge party. • Onboard new investments int the portfolio after assisting in the review and analysis of leases, operating information, legal documentation, and underwriting during the acquisition process. • Complete research and other ad-hoc analyses as required. Qualifications • 5+ years of work experience in commercial real estate investments, asset management, or commercial banking, a minimum of 3 years of experience in the oversight of multifamily initial lease up and operations. • Experience with multiple property types with a preference for retail, multifamily, mixed-use, office, and/or healthcare. • Bachelor's degree from a top-tier college or university with a strong record of academic achievement. • Strong financial and analytical skills with advanced proficiency in Argus and Excel. • Strong verbal and written communication skills, including a high standard of professionalism and responsiveness with both internal and external stakeholders. • Ability to work independently and as part of a team with exceptional organizational skills and a strong proficiency with multi-tasking and meeting deadlines in a demanding, fast-paced work environment. • Solid leadership capabilities with an enthusiastic attitude and confident personality. • Critical thinking with a detail-oriented and creative problem-solving approach. • Possesses a strong work ethic, integrity, honesty, and drive. • Candidate must be authorized to work in the United States without requiring sponsorship. Compensation & Benefits Cullinan Properties compensation will be commensurate with the market. • Salary: $135,000 - $155,000 per year, based on experience and qualifications.
