Position Overview: We are seeking professional Property and Maintenance Manager responsible for the overall maintenance, safety, functionality, and appearance of Huntington Cleaners’ and CRDN of Michigan of Northwest Ohio facilities and properties. This role oversees property managment, preventive maintenance programs, coordinates repairs, manages vendors and contractors, ensures regulatory compliance, and supports operational continuity across all locations. The position requires strong technical knowledge, organizational skills, and the ability to prioritize and respond to urgent facility needs. Key Responsibilities: Facility & Property Maintenance • Oversee daily maintenance operations for all Huntington Cleaners buildings, equipment, and grounds. • Perform routine inspections of facilities to identify maintenance needs, safety issues, and code compliance concerns. • Develop and manage a preventive maintenance schedule for mechanical, electrical, plumbing, HVAC, and production-related equipment. • Respond promptly to maintenance requests and emergency repair situations. • Perform minor repairs and maintenance tasks as needed. • Manage property management software. Vendor & Contractor Management • Source, schedule, and oversee third-party vendors and contractors for specialized repairs and services. • Obtain and evaluate bids; recommend cost-effective solutions. • Monitor contractor performance to ensure quality, safety, and timely completion of work. • Maintain vendor relationships and service agreements. Compliance & Safety • Ensure properties comply with all applicable local, state, and federal regulations, including OSHA and fire safety standards. • Coordinate inspections (fire, safety, environmental, utilities, etc.) and address any deficiencies. • Maintain safety documentation, permits, and maintenance records. • Promote a safe working environment and report hazards promptly. Property & Asset Management • Manage building systems, utilities, and infrastructure to maximize efficiency and minimize downtime. • Monitor utility usage and recommend cost-saving or energy-efficiency improvements. • Assist with capital improvement projects, renovations, and facility upgrades. • Maintain accurate records of equipment, warranties, service history, and property assets. Budgeting & Planning • Assist in developing and managing maintenance and property-related budgets. • Track expenses and control costs while maintaining service quality. • Provide recommendations for long-term maintenance planning and capital expenditures. Coordination & Communication • Work closely with operations, production, and management teams to minimize disruption to business activities. • Communicate maintenance schedules, outages, and project timelines clearly. • Provide regular status updates and reports to leadership. Qualifications Required • High school diploma or GED required; technical certification or trade school preferred. • 3–5 years of experience in facility maintenance, property management, or a similar role. • Working knowledge of building systems (HVAC, electrical, plumbing, mechanical). • Strong organizational, time-management, and problem-solving skills. • Ability to manage multiple properties and priorities simultaneously. • Valid driver’s license and reliable transportation. Preferred • Experience in industrial, manufacturing, or commercial laundry/cleaning environments. • Familiarity with OSHA regulations and safety compliance. • Basic computer skills (email, maintenance tracking systems, spreadsheets). Physical & Work Requirements • Ability to lift up to 50 lbs and perform physical tasks such as climbing ladders, bending, and standing for extended periods. • On-call availability for emergencies, evenings, or weekends as needed. • Exposure to industrial environments, equipment, and varying weather conditions.
