Scheduled Hours 40 Position Summary The Real Estate Project Manager is responsible for planning, coordinating, and executing real estate development and property improvement projects for university-owned or affiliated off-campus housing and commercial assets, as well as off-campus leased space for University needs. This role ensures projects are delivered on time, within budget, and aligned with institutional goals for student housing, community engagement, and financial performance. Job Description Primary Duties & Responsibilities: Project Management Working closely with the Construction Manager, leads all phases of residential and commercial development projects (design, permitting, construction, and occupancy). Develops and manages project scope, schedule, procurement, and budget, as well as project plans that include milestones, timeliness, resources, and key deliverables. Prepares and reviews contracts, change orders, and applications for payment. Coordinates with architects, contractors, consultants, and internal university stakeholders. Ensures compliance with all zoning, permitting, regulations, and code requirements. Inspects construction work for conformance to plans, specifications and standards, assessing the overall quality of work being performed. Manages stakeholder expectations and ensures alignment on project objectives. Provides periodic project updates to applicable university departments, the Real Estate team, and other stakeholders. Financial Management Prepares initial budgets; establishes, tracks, and monitors expenditures throughout the course of each project and prepares forecasts. Maintains all project records, including job costs, change orders, and project close-out. Reviews project accounting records within Workday for accuracy and timeliness of record entry, including obligations, invoices, actuals, and closing of projects. Provides regular budget and forecasting updates to internal stakeholders. Operational Support Assists the off-campus facilities and maintenance team with long-term asset planning. Helps to develop near-term renovation and capital improvement plans. Prepares funding resolutions. Receives and reviews operation and maintenance manuals. Ensures all project documentation and drawings are complete, and, along with financial records, are appropriately saved/stored. In addition, works closely with the Real Estate finance team to ensure University records and reporting systems are kept current, including, but not limited to, the University space system, fixed asset accounting, and the insurance/risk management office. Supports acquisitions or dispositions of real estate assets, as needed. Other duties as assigned. Progressive responsibility in design and construction in real estate development or project management. Strong knowledge of construction processes, permitting, and property development. Excellent communication skills. Proficient in project management/scheduling software. Class E Drivers License required. Preferred Qualifications: MBA is a plus. PMP (Project Management Professional) certification. Experience with student housing or university real estate. HVAC and plumbing engineering experience. OSHA 10 safety training. Familiarity with public-private partnerships (P3), mixed-use developments, and historic tax credit syndication. Self-motivated, responsible, and mature individual. Ability to organize time and priorities to be most productive. Good working knowledge of the design and construction industry to assess quality of the work being performed. Ability to make judgments on acceptability, proper means and methods of design and construction.
