Estimator/Senior Estimator Department: Preconstruction Reports To: President (Interim) Location: San Jose, CA – Corporate Office, and as directed by the President Job Type: Full-time, Exempt, Non-Supervisory About CORE Builders: CORE Builders is a premier general contractor known for delivering high-quality construction projects on time with a commitment to excellence, safety, client satisfaction, and our Vision of Success. Position Summary: CORE Builders is looking for an Estimator or Senior Estimator (experience depending) to join our collaborative and innovative team. Estimators participate in all aspects of the bid and estimating process from review of plans and specs to soliciting and negotiating prices from contractors and suppliers through completion of bid/estimating effort including closeout; this will include performing quantity take-offs, pricing, scoping and bidding construction projects. Key Responsibilities: Technical Skills · Review project plans, specifications, and related documents to determine the scope of work and material requirements. · Prepare detailed and accurate quantity take-offs and cost estimates for equipment, materials, labor, and subcontractor services for all phases of construction. · Analyze blueprints, drawings, and technical documents to identify potential cost savings or project challenges. · Collaborate with Operations team to gather pricing and technical data for bids. · Develop and submit competitive bid proposals within deadlines. · Maintain and update pricing databases and cost history records for future reference. · Conduct site visits to assess conditions, verify measurements, and gather necessary data for accurate estimates. · Communicate with suppliers and vendors to obtain current pricing, availability, and delivery schedules. · Evaluate subcontractor bids for accuracy, scope coverage, and compliance with project specifications. · Support contract negotiation by providing cost breakdowns and clarifying scope of assumptions. · Track awarded projects to compare actual costs to estimates and identify areas for improvement. · Ensure estimates comply with company policies, safety standards, and client requirements. · Assist in developing budgets, schedules, and forecasts for ongoing and upcoming projects. · Prepare cost reports and participate in project handoffs to the operations team. · Create and champion estimating standard operating procedures . People Skills · Build and maintain strong relationships with subcontractors, suppliers, and internal teams. · Strong leadership skills to drive subcontractors. · In the senior role, provide mentorship and professional development to junior estimators. · Communicate effectively with project stakeholders to clarify scope and resolve discrepancies. · Contribute to positive workplace embodying CORE Builders Vision of Success. · Ability to work under pressure to achieve deadlines. Continuous Improvement · Drive process improvements and innovation in construction methods, materials, and technology. · Stay current with industry trends, best practices, and regulatory changes, and apply this knowledge to enhance company operations. · Actively participate in Professional Organizations related to role. Qualifications: · Bachelor’s degree in construction management, civil engineering, or related field (or equivalent combination of education and experience). · Minimum of 5 years estimating experience in multi-family residential or commercial construction (10+ years estimating experience for a senior role). · Working knowledge of construction means, methods, and materials. · Proficiency in Autodesk programs such as BuildingConnected, ProEst and TradeTapp · Proficiency in Bluebeam, MS Excel and estimating software · Excellent analytical, organizational, problem-solving, decision-making and communication skills. · Ability to work under tight deadlines and manage multiple bids simultaneously. · Experience with podium, wrap-style multi-family, and K-12 projects. · Understand local building codes and permitting processes. · Comfortable utilizing construction management software (MS Project and Procore). Working Conditions · This role requires you to be in the office. · Travel to various job sites, as requested. This is an on-site position, SF Bay Area local candidates only. Relocation assistance is not available for this position. Anticipated Salary Range: The anticipated salary range for this full-time role is anticipated to be $115,000 to $200,000 per year (senior range is $150k - $200k). Ranges are determined based on the position, geography, client and industry experience and level, and represent a good faith effort to provide a fair and equitable salary. This range reflects base salary only, and not the total compensation package. CORE Builders reserves the right to pay more or less than the posted range, depending on a candidate’s experience, skills, and qualifications, including client requirements.
