Project Manager – Retail Interiors / Tenant Buildout (with MEP Oversight) Location: Greater Minneapolis–Saint Paul, MN In Office Industry: Commercial Construction / Retail Buildouts About the Role We are seeking a highly motivated Project Manager with experience in Retail Tenant Buildout, including MEP oversight, to join our growing team in the Greater Minneapolis area. This role will manage the full life cycle of commercial interior buildouts — from vanilla box shell preparation to tenant fit-out — across malls, strip centers, and standalone retail locations. As the lead on retail interior construction projects, you will coordinate general contractors, trades, engineers, and consultants, while maintaining a strong focus on schedule, budget, quality, and safety. Key Responsibilities • Manage interior construction projects including TI buildouts, landlord work, and vanilla box conversions. • Oversee MEP scopes — mechanical, electrical, plumbing, HVAC, and fire protection systems. • Coordinate with architects, engineers, consultants, utility providers, and municipal authorities. • Review construction drawings, MEP layouts, and tenant design criteria. • Lead preconstruction activities: site assessments, budgeting, scheduling, permitting. • Develop project scopes of work, issue RFPs, and manage bidding processes. • Administer contracts, change orders, RFIs, submittals, and project documentation. • Conduct regular site visits to monitor progress, quality, and code compliance. • Facilitate weekly project meetings with stakeholders, reporting on timelines and budgets. • Manage project closeout: inspections, punch lists, occupancy, and turnover to tenants or landlords. Qualifications Required: • 5+ years of experience in commercial construction project management • Proven track record managing retail TI and interior buildouts, including MEP systems • Strong knowledge of construction documents, building codes, ADA, and life safety standards • Experience working in malls, strip centers, and freestanding retail buildings • Proficiency in construction management software a plus (Procore, MS Project, Bluebeam, etc.) • Excellent communication, leadership, and organizational skills • Valid driver’s license and ability to travel to job sites in the Twin Cities area Preferred: • Familiarity with local permitting processes and Twin Cities inspectors/utilities • Experience with retail rollouts or national retail tenants • LEED, PMP, or OSHA certifications a plus What We Offer • Competitive salary based on experience, $95,000-$125,000 • Performance bonus, $35,000-$60,000 • Profit Sharing, $6,000 - $20,000 • Full family Medical • 401(k) with company match • Vehicle allowance or mileage reimbursement • Paid time off, holidays, and flexible scheduling • Career growth in a stable and expanding company • Support for training, licensing, and continuing education • Contact me confidentially today for more information • Never a fee for our candidates.
