POSITION DESCRIPTION JOB TITLE Leasing and Social Media Specialist SCHEDULED HOURS Full-Time, 40 hours/week Tuesday-Saturday JOB SUMMARY: This position is responsible for managing the entire residential leasing process at a local, Portland-based property management company and for creating, posting, managing and tracking all content for social media platforms. WAGE STATUS: Non-exempt, 40 hours/week PAY: $23 per hour, plus per lease bonus starting at $120. Full medical benefits. ABOUT US: We are a local, Portland based company that manages and maintains a portfolio of vintage multifamily and mixed-use buildings in Portland and Vancouver.This role acts as the primary point of contact for prospective tenants, guiding them through showings and the application process. JOB DESCRIPTION Leasing • Track and respond to guest cards in AppFolio • Contact potential tenants to set up tours • Conduct property tours, answer questions and highlight key selling points of units • Consistently follow up with leads after tours • Guide prospective tenants through the rental application process and act as a liaison between screening provider and tenant when necessary to ensure proper documentation is submitted • Communicate regularly with property managers regarding tours • Assist property managers in micro staging units • Assist with marketing events, open houses and community outreach when needed Content Creation, Management and Lead Generation • Create engaging, high-quality branded content for Instagram, TikTok and Facebook accounts that generate new leads from prospective tenants • Film, edit and post short-form videos of vacant units that highlight the unique features of our properties and are tailored to each of our social media platforms • Ensure videos have a consistent tone and branding • Post ads of vacant units to Facebook Marketplace via main Facebook page • Capture new photos of vacant units when necessary • Regularly coordinate with property managers to identify appropriate units for videos • Write and send out monthly newsletter • Create other marketing material as needed • Reply to inquiries on social media platforms from prospective tenants • Create guest cards in Appfolio with new leads received via social media platforms and schedule tours with leads for Bristol’s Leasing Agent Performance Reporting • Create and present vacancy report for biweekly marketing meetings • Review and track advertisements posted by property managers on Zillow, website and Craigslist to ensure accuracy • Create reports with video engagement and follower growth for marketing meetings • Track and report data on number of responses to videos, tours scheduled and applications received from prospects that originate from social Other • Other duties as assigned or required ESSENTIAL JOB EXPECTATIONS: · Comply with the expectations outlined in the Employee Handbook · Attendance is an imperative job function · Other duties – Perform all other duties as per instructions by the Company · Any other reasonable and proper tasks as assigned from time to time by supervisor KNOWLEDGE, SKILLS, & ABILITIES: • Customer service skills • Good communication and interpersonal skills • Attention to detail • MS Office suite, especially Excel, Word, and Outlook • Ability to follow oral and written instructions in English • Prior social media marketing experience preferred • Ability to prioritize multiple tasks • Ability to work effectively with a team • Ability to work independently as needed to support group effort QUALIFIATIONS: • Valid driver’s licenseand street legal vehicle. PHYSICAL DEMANDS: The work requires routine walking, standing, bending, and carrying items weighing less than fifty pounds. This job description is not an employment agreement or contract.
