Estimator / Purchasing Manager Custom Luxury Home Builder Position Summary We are seeking an experienced and detail-oriented Estimator / Purchasing Manager to join our luxury custom home building team. This role is responsible for estimating high-end residential projects, managing purchasing activities, maintaining strong relationships with vendors and subcontractors, and ensuring accurate cost tracking throughout the construction process. The ideal candidate is organized, proactive, and professional, with strong communication skills and the ability to work closely with the management team, clients, subcontractors, and suppliers in a fast-paced custom home environment. Key Responsibilities Estimating & Budget Development • Prepare detailed cost estimates and budgets for custom luxury homes and renovations • Analyze plans, specifications, and selections to develop accurate pricing • Solicit and evaluate bids from subcontractors and vendors • Maintain and update estimating databases, pricing, and labor costs • Review allowances and identify potential cost savings or overages • Assist management with budget forecasting and project profitability analysis Purchasing & Vendor Management • Issue purchase orders and subcontract agreements • Coordinate material procurement and delivery schedules to align with construction timelines • Develop and maintain strong relationships with vendors, suppliers, and subcontractors • Negotiate pricing, terms, and scopes of work • Ensure subcontractors and suppliers meet company standards for quality, insurance, and performance • Monitor material lead times and proactively address supply chain issues Change Orders & Project Cost Tracking • Prepare, track, and process change orders throughout the construction process • Collect pricing, approvals, and supporting documentation for all changes • Coordinate with clients, project managers, and accounting regarding approved change orders • Maintain accurate job cost records and update budgets as selections and changes occur • Assist with draw documentation and cost reporting as needed Team Collaboration & Communication • Work closely with the ownership and management team on project budgeting and scheduling • Coordinate with project managers and field supervisors regarding project costs and purchasing needs • Participate in internal project meetings and vendor/subcontractor meetings • Provide professional and responsive communication with clients and trade partners Qualifications • 3+ years of estimating and/or purchasing experience in residential construction • Experience with custom luxury homes strongly preferred • Strong understanding of residential construction methods, materials, and sequencing • Ability to read and interpret blueprints, specifications, and construction documents • Excellent negotiation and relationship management skills • Highly organized with strong attention to detail • Ability to manage multiple projects and deadlines simultaneously • Proficient in Microsoft Office and construction management software • Strong written and verbal communication skills Preferred Skills • Experience with high-end custom home construction • Knowledge of budgeting, job costing, and change order management • Existing relationships with local vendors and subcontractors • Ability to work independently while collaborating with a team Compensation & Benefits • Competitive salary based on experience • Performance bonus opportunities • Paid vacation and holidays About Us We are a well-established custom home builder specializing in luxury residential construction with a strong reputation for quality, craftsmanship, and client relationships.
