A Day in the Life as a Housing Maintenance Technician: As a Housing Maintenance Technician, you’ll be responsible for all aspects of grounds and facilities maintenance of assigned housing projects, both interior and exterior, as well as maintenance equipment, building security, and the safety of staff and visitors. The Housing Maintenance Technician shall be available to receive and respond to requests for maintenance during and outside of normal scheduled hours. Your day will involve: • Performing equipment preventive maintenance tasks such as: checking for proper equipment operation; lubricating bearings, changing air filters, and changing heat exchanger and condenser coils as needed. • Performing electrical and plumbing systems preventive maintenance tasks such as inspecting plumbing fixtures for leaks and repairs, checking drain lines to ensure they are free of obstruction, checking appliances for proper operation, testing light switches and electrical outlets and conducting ground fault detection tests. • Performs such mechanical tasks as repairing or replacing space temperature and HVAC equipment controls. • Performs such carpentry work as: hanging doors and installing windows, replacing/repairing door and window hardware, re-glazing windows, installing and/or repairing cabinets and handrails; repairing roofs, gutters and downspouts; replacing floor tiles and repairing carpet; and patching plaster walls and ceilings. • Performs such masonry work as: repairing cracked concrete, replacing broken masonry brick and ceramic tiles, re-grouting ceramic tile and sealing concrete and exterior brick walls. • Performs such plastering and sheetrock repair as: mixing plaster and drywall mud, removing old plaster and lathe; installing lathe, ground coat and white coat; installing and repairing drywall; blends and feathers edges to match surrounding surfaces. Your role will directly contribute to a positive participant experience. Requirements Qualifications to Be a Housing Maintenance Technician: To excel in this role, you’ll need: • Education: High school diploma or equivalency credential. Post-secondary education in building trades preferred. • Experience: Three years of experience in building maintenance management, including experience with building systems and grounds maintenance. Ability and skill to perform a variety of small and large jobs. Ability and skill to use hand and power tools as well as maintenance equipment. • Characteristics: Highly flexible and responsive to change, a creative problem solver and work independently. Well organized, able to prioritize tasks and follow through. Communicative and responsive to Agency and staff needs. • Skills: Ability to operate machinery and perform grounds maintenance. • Technical: Knowledge of Heating Ventilation and Air Conditioning systems. Knowledge of electrical, plumbing and construction of commercial buildings. Advanced knowledge of effective safety standards, practices and procedures. • License/Certification: Successful completion of criminal record check. Must pass Agency Drug & Alcohol pre-employment testing to be qualified. Required to participate in random drug and alcohol testing as established by Agency Drug & Alcohol policies for safety sensitive employees. Valid driver’s license with access to reliable transportation to be used in fulfilling the responsibilities of the position; and meet insurance requirements. Driver's license and maintain Department of Motor Vehicle record that is compliant with the loss control requirements established by the Agency’s insurance carrier. A current physical examination report must be kept on file. Reliable transportation and a valid driver’s license are required, as some travel within the community may be necessary. Ready to Apply?
