About the Company Cobalt Construction Consulting is a full-service owner’s representative and development advisory firm in the commercial real estate industry. We are seeking an experienced Project Manager to oversee and drive the successful execution of projects from inception to completion. Project types may include but are not limited to office, education, multi-family, senior living, industrial, medical office, and laboratory facilities. The ideal candidate will have at least 5 years of proven experience in managing construction projects of multiple types across a variety of sectors, exceptional leadership and communication skills, and a strong ability to manage budgets, timelines, project teams, and client expectations. Key Responsibilities • Plan, coordinate, and supervise projects from development to final turnover, including organizing schedules, budgeting, and ensuring adherence to plans and specifications. • Serve as the primary point of contact for clients, contractors, engineers, architects, and stakeholders. • Provide in-depth knowledge of building types, construction techniques, delivery methods, and potential cost or project issues. • Prepare and manage project budgets including soft costs, development costs, and other complex matrix costs. • Develop and track project schedules including preconstruction and post construction activities. • Manage, track, and report on all project variables including financials and progress. • Work with all authorities having jurisdiction to obtain necessary permits, licenses, and approvals. • Conduct OAC meetings with project team members including possible components such as tax credits, niche consultants, and players from other markets. • Ensure all work is executed in compliance with safety regulations, building codes, and quality standards. • Resolve issues related to design, construction, scheduling, logistics, and change orders effectively, efficiently, and fairly. • Negotiate contracts and manage relationships with subcontractors and vendors. • Prepare detailed progress reports, manage documentation, and provide regular updates to project stakeholders. • Conduct regular site visits to monitor progress and ensure project requirements and specifications are being met. • Oversee RFIs, ASIs, COs, pay applications, and all other project documentation. Requirements • Communicate with poise and composure in difficult situations and articulate topics of varying complexity to client executives. • Able to present to groups, boards, and committees and effectively run meetings. • Highly organized with strong attention to detail. • Self-starter, self-manager • Proficiency in Microsoft applications, Outlook, Procore. • Bachelor's degree in construction management, engineering, architecture, or a related field. • Minimum of 5 years' experience in construction project management with a track record of successfully delivering mid-to-large scale projects on time and within budget.
