JOB OBJECTIVE The Lead Maintenance position provides advanced technical expertise and hands-on skilled labor in the inspection, servicing, maintenance, and repair of district buildings, grounds, equipment, and furnishings. In addition to performing maintenance and grounds work, this position leads the daily work activities of maintenance and grounds staff by prioritizing, planning, coordinating, and directing work assignments to ensure safe, efficient, and timely completion of tasks. This is a working lead position. The Lead Maintenance position does not have formal supervisory authority or direct reports but is responsible for directing work, coordinating schedules, and serving as the lead point of contact for daily operations. SUPERVISION AND CONTROLS OVER THE WORK The Lead Maintenance employee works with a high level of independence and professional discretion under the general supervision of a designated administrator. Work is governed, controlled, and evaluated by acceptable professional practice, district policies and procedures, provisions of Washington Administrative Code and Revised Code of Washington, collective bargaining agreements, and performance standards established by the District. This position works closely with maintenance, grounds, custodial staff, administrators, and outside groups, and provides day-to-day work direction and coordination for maintenance and grounds operations. ESSENTIAL FUNCTIONS Lead & Coordination Responsibilities • Prioritizes, plans, coordinates, and directs the daily work activities of maintenance and grounds staff. • Assigns tasks, sequences work, and adjusts priorities based on district needs, annual calendar, weather conditions, emergencies, and operational demands. • Prioritizes and sequences work orders and scheduled maintenance activities to support safety, efficiency, and continuity of school operations. • Develops, implements, and maintains an annual grounds and maintenance calendar outlining routine, seasonal and preventative tasks and coordinates work activities to ensure district facilities, operational systems, grounds, athletic fields, and outdoor spaces are maintained in a safe, functional, and visually appropriate condition year-round. • Coordinates and schedules outside contractors for routine and planned maintenance and servicing of major building and operational systems (e.g., HVAC, fire/life safety, security, roofing, and utility systems), ensuring work is performed in accordance with district schedules, safety requirements, and operational needs. • Serves as the on-site point of coordination for scheduled contractor work, including HVAC, fire/life safety systems, security systems, utilities, and other critical infrastructure. • Works with internal staff and external service providers to coordinate maintenance activities, access needs, scheduling, and information exchange related to facility operations. • Serves as a lead resource for staff by providing guidance, technical direction, and problem-solving support. • Conducts routine inspections of facilities, equipment, and work areas to identify maintenance needs, safety concerns, and required follow-up actions. • Coordinates maintenance and grounds activities to minimize disruption to school operations and community use. • Communicates regularly with the Executive Director of Business and Finance regarding work status, emerging issues, and resource needs. • Assists in coordinating facility and grounds use for school and community events. • Models safe work practices and ensures compliance with safety, environmental, and regulatory requirements. Maintenance & Facilities Duties Performs skilled maintenance and repair work including mechanical, electrical, plumbing, carpentry, masonry, and related trades. • Installs, repairs, and maintains structures, doors, windows, equipment, and furnishings. • Performs routine and preventive maintenance including lubrication, filter replacement, belt adjustments, oil changes, and equipment preparation. • Monitors, regulates, and inspects HVAC systems controls and temperature set points; assists with boiler preparation, inspections, and shutdowns. • Inspects and repairs roofs, gutters, downspouts, storm drains, fencing, backflow devices, and septic systems. • Monitors building conditions and reports or corrects unsafe or deficient conditions. • Responds to emergencies including equipment failure, weather events, and urgent repair needs. Grounds & Outdoor Maintenance Duties • Performs and directs grounds maintenance including mowing, trimming, edging, weed control, and irrigation. • Installs, repairs, and maintains sprinkler and irrigation systems above and below ground. • Diagnoses, treats, and maintains lawns, athletic fields, trees, and landscaped areas. • Applies fertilizers and pesticides in accordance with licensing and safety requirements. • Repairs playground equipment, bleachers, athletic facilities, and outdoor structures. • Maintains roads, parking lots, striping, sidewalks, concrete, and asphalt areas. • Performs snow and ice removal operations and is on call during inclement weather. Operations & Support • Anticipates and replenishes consumable supplies; receives, inspects, and stores materials safely. • Operates, maintains, and repairs hand, power, and riding equipment including mowers, tractors, blowers, and pressure washers. • Picks up and delivers equipment, materials, and supplies. • Assists rental groups and directs visitors as appropriate. • Upholds site security procedures and ensures facilities are opened and secured as required. • Maintains confidentiality of privileged information and reports suspected child abuse as required by law. • Participates in staff meetings, training, and professional growth activities. • Performs other job-related duties as assigned, including covering custodial duties when necessary.
