POSITION: Marketing Project & Creative Manager COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $66,000 - $75,000 plus bonus potential. REPORTS TO: Associate Director of Marketing Summary The Marketing Project & Creative Manager is a strategic leader responsible for bringing new development brands to life and driving campaign execution from concept to full lease-up. This role oversees creative direction, campaign rollout, and project management, ensuring every property enters the market with a compelling, on-brand presence that accelerates awareness and leasing velocity. Partnering cross-functionally with digital marketing, operations, and vendor partners, the Marketing Project & Creative Manager owns the creative vision and execution of all deliverables - including design, social media, photoshoots, promotional items, and collateral. They serve as the connector between strategy and execution, ensuring that project timelines, resources, and brand standards are met consistently across communities. As a champion of process and innovation, this role also maintains Redbooks, SOPs, and training resources to scale best practices across the portfolio. With strong leadership, creative oversight, and cross-team collaboration, the Marketing Project & Creative Manager ensures each new development community launches with excellence and positions itself as a market leader. ESSENTIAL RESPONSIBILITIES (including But Not Limited To) • Coordinate campaign rollout from branding to full lease-up execution using Taskray project management tools. • Create design assets in Canva (or Adobe, if applicable) for flyers, signage, social graphics, emails, outreach boxes, etc. • Launch and manage social media accounts before on-site teams are hired; train and oversee handoff to on-site staff. • Plan and coordinate lifestyle photoshoots, including model sourcing, vendor management, and logistics. • Manage promo item sourcing and delivery based on campaign goals and property brand guidelines. • Upload final assets to websites, ILSs, and digital platforms in coordination with the Digital Manager. • Track marketing project progress, maintain Redbooks and SOPs, and ensure all creative deliverables align with branding. • Assist with copywriting needs, including email campaigns, website copy, and ad content when not provided by an agency. • Support post-branding rollout through coordination of signage, social templates, tour materials, etc. • Support PMs with Red Light communities, to include contributing to leasing and marketing strategies, organizing training sessions, and ensuring team implementation of devised plans. • Support Associate Director of Marketing in assigned projects, as delegated. • Develop and maintain a comprehensive resource page on the New Development website, featuring recorded training, How-to guides, and additional resources. • Participate in the testing of new tools, workflows and SOPs and provide quality control feedback on new and existing processes. • Provide exceptional customer service/assistance to communities and HQ team members • Expect travel commitments of up to 75%, as directed by the team lead. Desired Qualifications / Skills • 3+ years of experience in marketing project management or creative execution. • Proficient in Canva; working knowledge of Adobe Creative Suite is a plus. • Experience managing social media accounts and creative content planning. • Strong organization, communication, and problem-solving skills. • Familiarity with new developments, real estate, student housing, or multifamily marketing preferred. • Comfortable managing vendors, tight timelines, and multiple campaigns at once. • Willingness to travel to markets for photoshoots or content capture Work Environment / Physical Demands The work environment characteristics described here are representative of those a Team Member encounters while performing the essential functions of this job.
