Location: Los Angeles Salary: $24.04 per hour, non exempt Organization Overview Founded in 2004, Brilliant Corners provides innovative housing and housing-related services to California’s most vulnerable individuals, with an emphasis on those transitioning from, or at risk of, homelessness or institutionalization. We develop, own, and manage multi-family supportive housing and licensed residential care homes. We implement a broad array of scattered-site, one-on-one supportive housing, and clinical case management programs through partnerships with developmental services, homeless services, veterans’ services, and health care sectors. Department Summary The Flexible Housing Subsidy Pool (FHSP) is a supportive housing rental subsidy program of the Los Angeles County Department of Health Services (DHS), along with other governmental partners, managed-care organizations, and foundations. The goal of the FHSP is to secure quality affordable housing for extremely vulnerable Angelenos. Brilliant Corners, the central coordinating community-based partner for FHSP, works to secure a broad range of housing options, including individual apartments, blocks of units, and entire buildings. Brilliant Corners identifies and secures units Countywide, provides move-in assistance and rental subsidy disbursements, coordinates with case managers, and assists with neighborhood relations. Position Summary The Leasing Specialist is a position within the FHSP Housing Acquisitions team that will lead efforts to support utilization of vacant units within the FHSP unit portfolio and lease up available vacant units to prospective tenants, including FHSP program participants. The Leasing Specialist will be responsible for coordinating unit showings with property providers, prospective tenants and their assigned case manager. They will conduct in-person unit viewings and/or open houses, highlighting the features and benefits of the unit, building and neighborhood in a manner that aligns with Brilliant Corners’ mission and with prospective tenants’ needs and preferences. The leasing Specialists will also ensure involved stakeholders are meeting expectations and following guidelines in a timely manner. This position requires exceptional communication and customer service skills that supports the lease-up process and promotes utilization of unit portfolio. Position Responsibilities Coordinate and conduct in-person unit viewings and open houses that supports the high utilization of the FHSP vacant unit portfolio, including scattered-site and project-based units Collect updated housing preference data for program participant housing preferences Learn and maintain knowledge of the dynamic and growing housing portfolio Leverage housing portfolio knowledge to educate prospective tenants on amenities and other important unit features during showings Develop, adapt, and implement marketing strategies to persuade prospective tenants and improve successful utilization of unit portfolio Participate in and be a thought partner for ongoing initiatives for the FHSP Housing Department to maximize utilization of unit portfolio Liaise between prospective tenants and property providers. Follow up with property providers and assist with expediting the screening process, if needed Maintain thorough and accurate progress notes, files, and correspondences while maintaining the confidentiality of program participants, staff, and organizational information at all times. Update data systems with appropriate participant information. Attend all agency staff meetings and trainings, as well as department meetings and case conferences. Other duties as assigned. Professional Experience Experience in leasing, real estate, property management, supportive housing, Los Angeles rental markets, subsidy programs, customer service, or sales required. Experience with homeless, veterans, and/or people with health conditions or impairments preferred but not required. Knowledge, Skills, and Abilities Excellent verbal and written communication skills Excellent Time Management skills Strong interpersonal skills Willingness to travel throughout Los Angeles County Possession of a valid California driver’s license, a clean driving record, and automobile insurance Access to reliable transportation Basic computer knowledge, MS Word and Excel required; PowerPoint preferred Flexibility is required regarding scheduling, prioritizing tasks and piloting new initiatives/strategies Ability to utilize critical thinking skills in decision-making situations, good organizational and record-keeping skills, and good independent judgment Core Competencies Organizational Agility: Understands how the organization operates through formal and informal structures. Certificates, Licenses, and Registrations A valid, clean CA driver’s license and a personal insured vehicle are required. Travel Requirements This position requires frequent visits to properties, attendance to on-site vendor meetings, community meetings, funding workshops, trainings, and other events in the greater Los Angeles County. Occasional attendance at events outside Los Angeles County, including Brilliant Corners’ events throughout California, may also be required. Physical Requirements Candidates should have physical mobility for tasks such as standing, bending, stooping, kneeling, crouching, reaching, twisting, and walking on uneven surfaces. They should be capable of performing stationary tasks like sitting for up to 6 to 8 hours a day. Additionally, candidates should be able to lift, carry, push, pull light to moderate weights up to 15 pounds safely. Requires mental acuity for analytical reasoning and document interpretation. Labor Union This position is part of the OPEIU, LOCAL 30, AFL-CIO, bargaining unit. As a member of the OPEIU, LOCAL 30, AFL-CIO, the incumbent will be subject to the terms and conditions outlined in the collective bargaining agreement Salary range for this position is $24.04 - $25.63 per hour.
