We Are All Family Responsibilities • Responsible for cleaning and maintenance of the common areas of the property in accordance with property policy, and as directed by the Executive Director or Director of Maintenance, to assure that the property is maintained in a clean, safe, and comfortable manner • Assists the Director of Maintenance with the repair of all electrical, mechanical, and other equipment such as repairing doors, locks, door frames and handles as well as replacing light bulbs, sockets, switches, and window glass. • Performing basic plumbing tasks, which includes unclogging drains as well as fixing leaking faucets and toilets. • Maintaining all outdoor areas, which entails mowing, trimming, and edging the lawn as well as shoveling snow and ice as required. • Keeps work areas free from hazardous objects such as protruding mop and broom handles, unnecessary equipment, supplies, etc. • Immediately reports all hazardous conditions or equipment to the Director of Maintenance • Stays aware of Safety Data Sheets (SDS) as relates to job duties and follows all necessary precautions. • Familiar with the list of emergency vendors in case of an absence. • In absence of the Director of Maintenance, analyzes, prioritizes, and ensures that necessary repairs are completed in a timely manner. • Responsible for proper storage of paints and chemicals. • Responsible for maintaining the Communitys TELS system. • Works within legal scope of local and state codes. • Record actions on Preventative Maintenance (PM) forms indicating completion or any future repairs that may be needed. • Flexibility to remain on-call 24 hours per day, including evenings and weekends to respond to emergencies if needed. Qualifications • High School diploma or equivalent, GED. • Two years maintenance experience a plus. • Strong work ethic and positive team attitude. • Must be knowledgeable and capable of self-teaching the proper use of power tools, test equipment, gardening equipment, and augers (portable/hand/electrical). • Must be knowledgeable of and follow through on all Preventive Maintenance (PM) schedules. • Must be able to safely preform all physical qualifications including walk/stand, sit, lift, carry, push, climb, bend, squat, twist or rotate, reach, hand dexterity, sensory vision, hear and communication. • Neat appearance, adherence to the dress code and good personal hygiene are expected. • Must be able to pass a criminal background check. • Clean driving record and valid drivers license.
