## Key Role Overview The Maintenance Manager oversees and performs interior and exterior maintenance and groundskeeping for the community, managing a maintenance team to ensure resident safety, property appearance, and operational efficiency. This role includes supervising staff, coordinating vendors, responding to repair requests, preparing units for new residents, and maintaining compliance and safety standards. ## Key Responsibilities - Recruit, hire, train, supervise and conduct regular performance appraisals for all maintenance associates. - Provide feedback to associates in coordination with the Community Manager. - Inspect the community and grounds regularly, identify areas in need of repair, and ensure the community is in good repair and attractive for residents. - Maintain grounds, coordinate lawn service and other outdoor services with approved vendors as needed. - Set up and maintain the Community Compliance Manual according to specifications. - Respond to all repair requests and maintenance concerns from residents and staff. - Prepare apartments for new residents and ensure proper removal and disposal of trash. - Ensure all maintenance items are stored safely to prevent injuries to residents, associates, and visitors. - Maintain regular, predictable availability to residents, management, and staff; be available for days, evenings, weekdays, and weekends as required. - Attend required meetings and training programs and follow all safety/OSHA requirements. - Perform additional duties as assigned. ## Required Qualifications - High school degree or equivalent. - 2-5 years previous maintenance experience, preferably in a multi-family housing environment. - Understanding of and ability to repair HVAC, plumbing, electrical, basic carpentry and mechanical systems. - Proficiency in computer skills such as operations technology and e-mail. - Ability to provide exceptional customer service and to work effectively on a team. - Clear oral and written communication skills. - Physical ability to walk, bend, reach, climb, and lift up to 80 lbs; comfortable with heights and moving heavy objects. - Ability to work with mechanical and electrical equipment and hazardous materials. ## Preferred Qualifications - Personnel supervisory experience. - HVAC, EPA and/or CPO certifications may be required or preferred depending on community staffing. ## Compensation & Benefits - Salary range: Not specified. - BI-weekly on-call stipend. - Cell phone allowance. - Total rewards benefits package including family health insurance, dental and vision options. - 401(k) match. - Vacation, personal days, and sick time. - Customized training programs and opportunities for career growth. - Associate referral bonus plan. - Diverse, equitable, and inclusive work environment and a culture that empowers associates. ## Additional Information - Work location: Vintage Wilson Farms community in Fort Mill, SC. - Must maintain regular predictable availability and be available to work days, evenings, weekdays, and weekends as needed. - Position requires adherence to Bell Core Values and compliance with safety and OSHA requirements. - Employer is an Equal Opportunity Employer.
