Learn more about us here: https://www.beechendill.com/ Position Overview As Land Acquisition Manager, you will play a strategic role in driving our growth by sourcing, evaluating, and acquiring residential land across Chicago's western and southern suburbs. Reporting to the President, you'll manage end-to-end acquisition activities from market scouting to financial modeling, negotiation, due diligence, and closings. This is a high-impact opportunity with significant room for professional growth within our evolving operations. What You'll Do • Source and evaluate new land opportunities by building relationships with landowners, brokers, and municipal officials, while leveraging GIS technology to research and track acquisitions. • Lead detailed feasibility and financial analyses, including pro forma modeling and investment case preparation. • Represent the company in presentations before municipalities and government agencies to secure approvals and foster positive relationships. • Maintain a 3-5 year land acquisition pipeline, ensuring strategic alignment with growth targets. • Direct due diligence processes, including budgeting, title reviews, environmental assessments, and zoning compliance. • Guide legal and contract negotiations in collaboration with counsel. • Present acquisition cases to executive leadership with clarity, conviction, and strategic insights. • Monitor and influence local regulations and planning processes, staying ahead of market trends. • Direct the land development process end-to-end, guiding projects from planning stages through final community handoff. What You Bring • 5+ years of hands-on experience in real estate acquisition or finance, with strong exposure to residential land deals. • Proven success in developing large-scale land for upper-middle to high-end/custom home markets. • Advanced proficiency in Excel and financial modeling, with strong analytical and problem-solving ability. • Strong communication, negotiation, and stakeholder management skills, with confidence in presenting to leadership and external partners. • Experience collaborating across land development, legal, sales, and external consultants in a fast-paced environment. • Bachelor's degree in Engineering, Finance, Economics, Real Estate, or a related discipline; advanced degrees or certifications in real estate development are a plus.
