The Facilities Department is responsible for the maintenance of properties where CAMBA programs and services are delivered. These properties include CAMBA owned, leased and managed facilities. Position: Facilities Maintenance Manager Reports To: Facilities Maintenance Director Location: 20 Snyder Avenue Brooklyn NY 11226 What The Facilities Maintenance Manager Does: • Provide oversite of facility operations including assisting Director of Security and Operations and Program Directors with preventative maintenance, predictive maintenance and projects. • Support the Director of Security and Operations/Program Director in maintenance and facilities issues such as performing and teaching maintenance duties such as light construction, exterior clean up, furniture moves, simple electric projects, painting and buffing floors. • Coordinate purchasing and oversee inventorying and procurement of bulk supplies and equipment. • Oversee management of storage facility and ensure safety and security of people and items contained within. • Manage the work order system by reviewing, responding, and assigning to maintenance team members. • Process purchase orders for maintenance related work orders. • Oversee quality control of work orders, ensure completion and follow-ups are handled in a timely manner. • Ensure adequate and functioning security systems including cameras, alarms and access control systems. • Monitor capital improvement projects, renovations and other building improvements. • Provide 24-7 on-call service. • Conduct regular repairs and maintenance needs across the assigned building portfolio, including training and supporting team members. • Willingness to travel to CAMBA properties throughout NYC to conduct regular roof-to-cellar inspections including the grounds to identify potential issues. • Develop and implement safety procedures including periodic fire safety drills. • Ensure compliance with health and safety regulations and funder-related requirements including and agency related requirements from HPD, DHS, Callahan, Coalition for the Homeless, DOB, DOH, FDNY, ECB, DSNY, OSHA; etc. • Collaborate with staff in the implementation of inventory databases and ensure the collection of statistical information and tracking results. • Communicate with vendors/contractors performing work at sites to ensure required documents are provided and review submitted documents for completion and compliance with procurement rules and regulations. • Create and maintain accurate records of planned maintenance activities and service agreements for CAMBA locations. • Coordinate with the landlord and/or appropriate parties to mitigate and cure open building violations. • Address and resolve any issues or challenges that arise. Minimum Education/Experience Required: • Eight years of full-time experience in construction, repair, alteration and/or rehabilitation of multiple dwellings, commercial, industrial or public buildings in the capacity of general contractor, superintendent of construction, procurement specialist, evaluator responsible for cost estimation, or as a field supervisor or as an inspector, at least 18 months of which must have been in a supervisory or administrative capacity involving responsibility for a large number of buildings; or • Education and/or experience which is equivalent to "1" above. Education in an accredited college leading toward a baccalaureate degree in a closely related field will be accepted on a year-for-year basis up to a maximum of four years. However, all candidates must possess at least 18 months of the specialized supervisory or administrative experience described in "1" above. Other Requirements: • Experience troubleshooting and problem-solving unexpected maintenance matters with minimal oversight • 3+ years of management experience. • Experienced in HVAC, with the ability to understand needs and maintain functioning boilers (including bleeding radiators, checking the water level in the boiler, basic troubleshooting of HVAC systems), air conditioners, and cooling towers. • Fire and Life Safety Director (FLSD) Certificate of Fitness (F-89) required within 6 months of hire. (Required) • Computer literacy in Microsoft Office Suite. • Ability to lift 50 lbs. • A valid driver’s license. • S-12 City Wide Sprinkler Systems Certificate of Fitness (Required) • S-95 Supervision of Fire Alarm Systems Certificates of Fitness (Required) • F-07 Fire and Emergency Drill Conductor Certificate of Fitness (Required) • Bachelor’s degree with a concentration in Facilities Management (Preferred) • F-01 City Wide Fire Guard for Impairment Certificate of Fitness (Preferred) • OSHA General Industry 30-hour certificate (Preferred) Compensation: $80,000-$90,000 annually When salary ranges are listed, the range would represent the low and high end for the applicable position & program. CAMBA operates 6 single adult shelters and 6 family shelters and one drop in center. Each shelter offers clients a supportive, structured therapeutic, safe, and drug-free facility. Homeless (often mentally-ill and substance-abusing) men and women are provided with comprehensive services to stabilize their condition in order to successfully transition into to permanent and/or supported housing. CAMBA’s Rising Up Men’s Shelter is a 141 bed men’s employment shelter located in the Williamsburg section of Brooklyn. This shelter will provide an array of services with a strong focus on connections for residents to achieve stable employment to lead to permanent housing. Position: Facility Coordinator Reports To: Director of Security & Operations Location: 39 Ainslie Street, Brooklyn, NY 11211 What The Facility Coordinator Does: The person filling this position is expected, under general supervision, to ensure the smooth day-to-day running and supervision of maintenance/driver staff and services in accordance with program goals, targets, and performance outcomes and all CAMBA and program policies, procedures, and protocols, including the following: • Maintain professional relationships with clients and client confidentiality. • Practice Universal Precautions/Standard Protocol & Procedures. • Comply with all Federal, State, City and CAMBA security and privacy polices intended to protect the security and privacy of individually identifiable health information. • Develop, implement and implement a preventive maintenance plan that ensures all facility standards are met. • Ensure staff attend all necessary universal precaution training. • Train direct reporting staff in facility operations and proper use of all equipment in accordance with DHS requirements. • Report all inoperable tools/equipment to Assistant Program Manager (Sec./Oper.). • Provide and/or oversee the provision of minor repairs and improvements to facility not otherwise provided by facility landlord or DHS staff, i.e. installation of locks, painting plastering, and small plumbing repairs. • Provide and/or oversee the provision of maintenance to the facility through daily cleaning of dormitory, bathrooms, hallways, staff offices, etc. • Ensure proper maintenance inventory and storage of all maintenance equipment, supplies and tools. • Report is needed for maintenance or repairs of HVAC, elevator, fire safety and security system. • Ensure contractual services (i.e. extermination, fire extinguishers, plumbers) are provided as required. • Ensure vehicle is properly maintained according to CAMBA’s vehicle transportation policy and through completion of van maintenance checklist. • Ensure that direct reporting staff follows city and state rules and regulations (i.e. DHS, OTDA, FDNY, Callihan, Dept. of State, etc.). • Communicate effectively with clients, direct reporting staff, peers, and supervisors. • Motivate, coach and counsel direct reporting staff to excel. • Encourage teamwork among direct reporting staff as well as among peers. • Assess client and direct reporting staff problems and make decisions in accordance with program policies, procedures, and protocols. • Work with direct reporting staff to improve work performance through client feedback, training, and weekly documentation of one-on-one supervision of staff. • Administer constructive discipline to direct reporting staff, as needed. • Participate in administrative and all-staff meetings as needed. • Coordinate and lead regularly scheduled maintenance staff meetings. • Provide all required information for weekly/monthly/quarterly/annual reports. • Complete incident reports, weekly, and monthly reports. • Prepare performance appraisals for direct reporting staff. • May review and sign time sheets. • May have direct client service/program responsibilities in addition to the above. • Task may be modified, expanded and/or assigned over a period of time. Minimum Education/Experience Required: • HS Diploma or GED and 3 years applicable experience, or associates degree (A.A.) and 2 years of experience or bachelor’s degree (B.A., B.S.W.) or equivalent experience. The primary goal of the program will be to encourage a healthy transition from early to later adolescence by helping youth 1) develop a positive outlook for their futures based on their unique goals and talents and 2) understand how delaying sexual activity will help them achieve the future they want Position: Youth Activity Specialist Reports To: Project Coordinator Location: 955 Flatbush Avenue Brooklyn NY 11226 What The Youth Activity Specialist Does: Research, develop and execute fun and engaging lesson plans (activities) in discipline area (dance, vocal, creative movement, yoga, sports, visual arts and/or other physical or arts activities) Lead guided group discussions connecting activity to SRAE themes like goal-setting, positive self-image, good decision-making, and self-regulation. Minimum Education/Experience Required: Experience working with youth and demonstrated ability to be inclusive and non-stigmatizing. At least three years’ demonstrated expertise in area of specialization Other Requirements: Must be available during afterschool and evening hours. Must be comfortable working with “at-risk” youth in East New York, Brownsville, Bedford-Stuyvesant and the surrounding neighborhoods. Must obtain Department of Education fingerprint clearance, and maintain clearance throughout duration of employment.
