Managing REO properties from assignment to closing, coordinating vendors, and negotiating offers. | At least 4 years of REO Asset Management or Closings experience, strong problem-solving, communication, and organizational skills, proficiency in MS Office. | Overview: The CWCOT/REO Senior Asset Manager is responsible for processing CWCOT (Claims Without Conveyance of Title) Real Estate Owned (REO) property from assignment through closing. The process includes but is not limited to ordering the BPO and appraisal, listing/marketing the property, and negotiating offers while working with a closer/attorney, client, buyer, and title company to ensure the successful close of escrow. The position fulfills responsibilities in the following functional areas: customer service, problem solving, documentation, processing, and negotiating. Job Responsibilities: Assign real estate agents and auction vendors for listing and marketing the asset. Coordinate preservation work (rekey, winterization, lawn, snow removal) and obtain bids for health/safety and repair work with the assigned preservation company. Submit bids to the client for review and approval, follow up on timely completion of approved work with the preservation company. Order and follow up on eviction process with attorney, agent, and client. Cash for keys offers and processing of checks and coordinating the rekey. Obtain weekly occupancy updates from agents on occupied properties. Coordinate lockouts with agent and preservation company. Obtain attorney invoices and client approval to pay to process payment. Monitor Redemption timelines, request abandonment if possible. Report vandalism and disasters with photos and bids to the client for insurance claims. Review of weekly Property Condition reports from the agent Recommend marketing strategy for client approval. Prepare all broker/agent/auction instructions from assignment to close of escrow. Order and review BPOs and appraisals to determine a list price and reconcile if applicable. Calculate HUD minimum bid using provided HUD matrix Confirm and negotiate offers, process contracts from the agents and then to and from the client and then to the title company/auction vendor. Prepare monthly reports and update marketing strategy every thirty days. Timely follow-up and responses with clients, brokers, and vendors. Sustain accurate file documentation utilizing internal tracking systems. Qualifications: 4 years of experience as an REO Asset Manager and/or Closer Proven track record of independent, analytical problem solving Ability to identify and resolve issues within the system of record Excellent listening, interpersonal, written, and verbal communication skills Perform mathematical computations and financial calculations Strong multi-tasking skills Organizational and analytical skills Detail oriented MS Word, Excel, Outlook and internet skills Preferred Qualifications: BA degree in finance or business Prior client management experience 2 years of experience in Salesforce, KAM, Equator or ResNet Total compensation for this role includes a base salary of $60k-$75k, $10 bonus per file closed, $10,000 in employer-sponsored life insurance, health insurance, a 401(k) employer match, and accrual of 100 hours of PTO per year, with increases based on length of service.
