Job Summary:    The Vice President of Development Services leads the planning, execution, and delivery of capital development projects across the organization. This executive-level role is responsible for overseeing all aspects of the development lifecycle--from site selection and entitlements through design, construction, and handover. The VP ensures that projects meet strategic, financial, and operational goals while maintaining high standards for quality, sustainability, and regulatory compliance.   Key Responsibilities: Strategic Leadership: * Develop and implement the organization's development strategy, aligning with business growth, brand standards, and market expansion goals. * Provide executive oversight of all capital projects including new developments, renovations, and major upgrades. * Partner with executive leadership, finance, and operations to align development priorities with overall business objectives. Project Oversight: * Direct all phases of the development process including feasibility, budgeting, zoning, design, construction, and close-out. * Lead project teams, architects, engineers, contractors, and consultants to ensure timely and cost-effective delivery. * Oversee RFP processes, contract negotiations, and vendor selection for design, construction, and specialty services. Financial & Risk Management: * Develop and manage development budgets and pro formas; ensure project profitability and ROI. * Monitor financial performance and implement risk mitigation strategies throughout project lifecycles. * Secure necessary funding and approvals through internal governance and external financing partners when applicable. Compliance & Quality Assurance: * Ensure all projects comply with federal, state, and local regulations, including environmental, accessibility, and permitting standards. * Maintain rigorous standards for safety, quality, and sustainability. * Incorporate ESG (Environmental, Social, and Governance) principles into development practices, where appropriate. Team & Stakeholder Management: * Build and lead a high-performing team of development professionals and project managers. * Collaborate cross-functionally with legal, construction, asset management, and operations teams. * Communicate project updates, risks, and strategic decisions to board members, executive stakeholders, and external partners.   Qualifications: Education & Experience: * Bachelor's degree in Real Estate Development, Construction Management, Architecture, Engineering, or a related field (Master's degree or MBA preferred). * 10--15 years of progressive leadership experience in eal estate or capital project development. * Proven success delivering complex, high-value projects across multiple geographies or business lines. Skills & Competencies: * Strong business acumen and financial literacy with the ability to manage multimillion-dollar budgets. * Exceptional leadership, negotiation, and communication skills. * Expertise in construction contracts (GMP, CMAR, Design-Build), entitlement processes, and value engineering. * Ability to balance strategic vision with hands-on project management and execution.
