Aramsco, a family of companies, is a leading solutions provider to specialty contractors across North America, serving numerous end markets including abatement, restoration, environmental, emergency preparedness, stone care, cleaning and surface preparation. The company has more than 60 locations through which it distributes products, equipment and chemicals, and provides customers with other value-added services including equipment repair, equipment rental and education. The Project Manager will oversee a broad portfolio of responsibilities supporting Aramsco's branch network, including real estate management, facilities oversight, and strategic project execution. This role ensures that branch locations are effectively acquired, maintained, compliant, and optimized to support the company's long-term growth. The ideal candidate is detail-oriented, operationally strong, and experienced in managing complex, multi-site initiatives. This position will drive critical processes including lease administration, site selection, buildouts, facility maintenance, vendor coordination, and capital project oversight, while partnering cross-functionally with Legal, Operations, Safety, and other internal stakeholders. $110,000-$140,000/Yearly Primary Duties and Responsibilities Strategic Projects & Network Initiatives • Lead multi-site and cross-functional initiatives related to branch optimization, facility improvements, and operational efficiency. • Support long-term network planning initiatives, including market consolidation, expansions, or relocations. • Partner with operations leadership to evaluate footprint needs, cost-saving opportunities, and future-state requirements. • Provide weekly updates to Aramsco executive leadership team Real Estate Management • Maintain and manage the full branch real estate portfolio, including lease administration, tracking, documentation, deadlines, and reporting. • Lead site selection efforts in partnership with operations leadership, including market analysis and location strategy. • Negotiate lease terms, renewals, extensions, and buyouts; partner with Legal on contract review. • Manage branch buildouts for new locations, ensuring timelines, budgets, and specifications are met. • Oversee branch openings and coordinate across internal teams and external vendors. • Manage branch decommissioning, closures, and exits, including landlord negotiations and shutdown project plans. • Produce regular reporting on real estate metrics, risks, and portfolio performance. Facilities Management • Oversee day-to-day facility maintenance and repair needs across the branch network. • Manage landlord and vendor relationships. • Independently manage facilities related projects and ensure adherence to scope and timelines. • Lead capital expenditure (CapEx) planning, macro-level tracking, budgeting, and approvals. • Support Master Equipment and Real Estate Management programs in coordination with internal partners. Qualifications/ Skills Qualifications • 3-5+ years of experience in commercial facilities management, project management, or related field. • Demonstrated experience managing multi-site projects, contractors, and vendors. • Ability to communicate effectively with legal, operations, finance, and external partners. • Understanding of lease structures, negotiation, and real estate lifecycle management. • Excellent organizational, documentation, and process management skills. • Proficiency with project management tools, portfolio tracking systems, and reporting platforms.
