The Analyst will underwrite and locate investment opportunities, participate in the acquisition of single-family homes, and manage various phases of the deal lifecycle. They will also play a key role in revenue management pricing and strategy for the existing portfolio of homes.

A Bachelor’s degree is required, preferably in Real Estate or Finance, with 0-2 years of relevant experience. Candidates should be proficient in Microsoft Excel and PowerPoint, with strong analytical and communication skills.

The Amherst Residential platform provides a comprehensive suite of services to facilitate the ownership of single-family rental properties, including property management services, asset-level financing, and asset management services. With a deep understanding of and proprietary analytics on the single-family home and mortgage markets, Amherst's platform combines a unique combination of national scale with local market knowledge and execution. The Asset Management team oversees the investment strategy and asset management for Amherst’s $15bn real estate portfolio and is looking for an Analyst, Underwriting who will work in a fast-paced environment, quantitatively driven environment, and is comfortable managing and streamlining various high impact projects and decisions across the portfolio. They will be working on the buy-side acquisitions platform in the single-family residential real estate sector and be involved in identifying, underwriting, due diligence and concession negotiation management across Amherst’s new acquisition opportunities The Analyst will also play a pivotal role in the ongoing revenue management pricing and strategy for our existing portfolio of 45,000+ homes. Job Responsibilities: Underwrite and locate investment opportunities using market comparables to determine accurate rent, value, and initial bid price for a single-family asset Centrally participate in the acquisition of single-family homes through tracking the asset through various phases of the deal lifecycle Possesses an understanding of single-family residential construction and renovation, along with building code guidelines May coordinate directly with investors for approval of various expenses Construct detailed and holistic presentations to report on market trends and strategies for senior management to inform investment strategies across the organization Understands the economic impact of costs as they relate to an asset’s net operating income and rent potential Construct detailed and holistic presentations to report on market trends and strategies for senior management to inform investment strategies across the organization Collaborate and drive strategic initiatives across Amherst’s operating partners to improve margins and returns Knowledge of beginning to end single family real estate transactions with the ability to review concession requests from an acquisitions and disposition perspective relative to market demands. Understand and identify material defects within an asset that would be required to be repaired to meet basic lending standards to collaborate with Amherst's construction arm to make repairs. Expected to work in the Austin, TX office five days a week Desired Skills and Experience: Bachelor’s degree required, specialty focus in Real Estate or Finance a plus 0-2 years of relevant experience in underwriting, brokerage, or other real estate related disciplines Fluent in Microsoft Excel and PowerPoint, knowledge of SQL and Python a plus Strong academic background with focus in finance, real estate, accounting, or math preferred Top-ranked performer with a track record of success (academic, professional) Strong verbal and written skills to communicate effectively with internal and external professionals Candidate should be extremely detail-oriented and organized with a proven ability to work well in a high-intensity environment to complete tasks quickly and effectively Ability to prioritize multiple deadlines while delivering a high quality product under tight time constraints Desire to work on a highly collaborative, fast paced team What we offer: Amherst is a privately held corporation located in Austin, TX with offices in Downtown Austin and East Austin.
