Requires 5+ years of construction management experience, leadership skills, and knowledge of retail real estate and building codes.
POSITION PURPOSE: The Sr Manager Construction is responsible for overseeing and managing division construction projects throughout the development process including new store development and all remodel and fleet improvements. Ensures timely completion and adherence to company quality standards and in accordance with State, Federal and local building codes. May manage a team of Construction Project Managers/Coordinators and external contractors/vendors. KEY ACCOUNTABILITIES: Manages division construction projects and capital spend to ensure these projects are completed according to the company’s standards for time, cost, and quality. The liaison between the Retail Operations and Merchandising team and the construction team handling any construction projects within the division. Conducts regular field inspection on assigned projects, ensuring contractors’ and subcontractors compliance with contract documents and takes necessary corrective action to ensure objectives are achieved. Reviews and approves contractors’ application for payment as authorized in company approved contracts and purchase orders. Schedules and coordinates store equipment and fixture setup activities to ensure timely occupancy of store including: delivery and installation of equipment, utility connections, refrigeration startup, receipt of confirmation of all required occupancy/municipal licenses, and merchandise set-up coordination. Reviews and approves team’s schedules for construction, equipment deliveries, inspections, and utility connections refrigeration startup, and receipt of all required occupancy licenses as required to facilitate Operations set-up and merchandising activities. Provides design and construction expertise to operations and departments in response to questions in the area of maintenance and repair. Assembles and approves contractor bidder list for each assigned project. Conducts performance evaluation on approved contractors, architects, and engineers at conclusion of each project conferring with management as needed regarding changes in pre-qualified status based upon evaluation. Executes disaster recovery plan for assigned area. Provides budget estimating to operations and departments in research and development of Division Annual Equipment Budget (AEB) forecast, including feasibility analysis and cost estimating. Oversee all aspects of design and construction activities for assimilation of acquisition stores within the assigned area. Coordinate with all corporate stakeholders for completion of all regulatory and company initiated activities. Oversees all aspects of design and construction activities for dark store surrender and tenant activity. Reviews qualifications and confirms interest of potential contractors. Provides training and mentors Construction Project Managers and Coordinators. Reviews the performance of the Construction Project Managers and Coordinators and provides feedback and direction. Coordinate with corporate partners to ensure standards, compliance, processes and policies are enforced. KNOWLEDGE AND EXPERIENCE: Education Level: Bachelor’s degree with emphasis in General Business, building science, construction management, architectural, engineering or related field preferred. Certified Construction Management credential preferred. Equivalent work experience will be considered. Store management experience preferred. Experience Level: 5 plus years business and significant construction management experience. 2 plus years of people leadership Skills and Abilities: Possess a comprehensive understanding of retail real estate, construction, design, retail store operations, and retail store equipment. Complete understanding of OR & WA commercial building code Experience developing and administering a department budget; developing long-range resource planning and alignment of resources with company’s development; Identifying and evaluating outsourcing opportunities; coordinating construction objectives with other projects throughout the company; creating or assisting in the creation of broad policies and long-range goals; and leading continuous process improvement efforts. Able to handle the most complex, high profile and diverse projects and/or issues and make decisions with extremely high-level risk. Exceptional market analysis skills. Possess excellent negotiation skills. Strong analytical ability Possess excellent management and leadership skills and the ability to motivate and work with and through others to achieve desired results. Ability to work independently and be able to plan, organize and schedule time and activities effectively to achieve work goals. Strong project management and the ability to manage multiple projects concurrently. Must have the ability to represent the Company's interests to outside professionals and contractors. Must have the ability to work with and through others to achieve results. Must work effectively in a team environment. Team, mentoring, and relationship building skills are required. Demonstrated excellent verbal and written communication skills to interface with personnel at all levels effectively. Must be able to communicate concepts, procedures, and systems needed clearly. Demonstrated ability to manage a team of employees, manage their success, coach/teach/train them on the requirements of the job, mentor them to be future leaders, and give feedback and corrective action as needed. Must have PC skills and desktop application (Word, Excel, PowerPoint) knowledge TRAVEL REQUIREMENTS: 40% Travel within Division geographic; Reliant on projects assigned.
