Oversee maintenance and operations of heavy equipment and facilities, manage vendor relationships, and supervise staff.
Requires at least 2 years of maintenance experience, knowledge of plumbing, electrical, HVAC, pool equipment, and valid driver's license.
Position Summary: Responsible for maintenance and upkeep of buildings, building systems, common areas and other physical assets within a designated HOA property. Position Responsibilities: • Partners with the Community Manager to maintain buildings, building systems, common areas and other physical assets on the property. • Partners with the Community Manager to obtain contractors and quotes for maintenance needs • Troubleshoot maintenance problems to identify issues and necessary repairs. • Complete grounds work, which may include trash clean up, sweeping, landscaping, pressure washing, grill cleaning, etc. • Pool/spa maintenance and chemical balancing type experience a plus. • Complete assigned maintenance service requests. • Properly operate, maintain and store all maintenance equipment. • Light janitorial work as directed. • Perform other related duties as directed. Knowledge, Skills and Abilities: • Consistently meet AAM’s standards of service and interact with residents and staff in a professional, courteous and friendly manner. • Possess skill and ability to operate a wide variety of hand and power tools. • Ability to handle multiple tasks simultaneously, establish priorities, and meet deadlines. • Exceptional organization and tracking skills. • Ability to function efficiently in a high volume, fast-paced environment. • Complete tasks from start to finish in a quality manner, on time, within budget and while meeting applicable codes. • Ability to gather information, seek input and make sound decisions. • Ability to work as part of a team and independently. • High attention to details. • Computer and internet proficiency at the basic level. Physical Demands & Work Environment: • Works indoors and outdoors. • Requires physical ability to stand for long periods, climb stairs and ladders, squat and bend. • Ability to stand and walk for extended periods of time, in crowded areas and in confined spaces. • Ability to work on uneven surfaces, in hot, cold and wet conditions, climb and stand on ladders and scaffolding at heights of up to 50 feet. • Able to handle various manual and power tools. • May work independently or as part of a team. Experience Required • 2 year(s): High school diploma or GED and two (2) years of full time, paid, professional experience working in a maintenance role, preferably within an HOA or property management environment. Working knowledge of plumbing, electrical, HVAC, pool equipment and chemicals, painting, dry wall and any other maintenance skills necessary to complete work orders. Valid Driver’s License.
