Tiello is partnered with a Commercial Waterproofing Contractor in search of a Project Manager – Waterproofing (Cradle-to-Grave PM / Estimator / Sales) Location: Multiple Hiring Locations: Texas and Florida Central Texas, Jacksonville, Destin, Austin, San Antonio, Dallas, Houston. Compensation: $100K–$130K+ Base (DOE) + Bonus + Vehicle/Allowance + Full Benefits About the Role We are seeking a Project Manager with strong commercial waterproofing experience to manage projects from cradle to grave—handling estimating, project management, and client development. This is a key position for someone who understands the full project lifecycle and is driven to deliver high-quality work while building strong client relationships. Responsibilities • Prepare accurate estimates and detailed scopes of work for commercial waterproofing projects • Manage all phases of awarded projects including budgets, schedules, subcontractor coordination, and procurement • Oversee project execution from start to finish, including job site visits and progress tracking • Develop and maintain relationships with general contractors, owners, and property managers • Track project profitability, change orders, and ensure timely completion • Lead internal teams and collaborate with field personnel to ensure jobsite success Project Types • Below-grade waterproofing • Joint sealants and caulking • Elastomeric and fluid-applied coatings • Air/vapor barriers and building envelope systems • Concrete repair and structural restoration Requirements • 5+ years of commercial waterproofing or related experience (restoration, coatings, building envelope) • Experience estimating and managing multiple projects at once • Strong understanding of construction documents, waterproofing systems, and job costing • Proficient with Bluebeam, Microsoft Office, and estimating software • Ability to lead and communicate effectively with both clients and crews Why This Company • Well-established in the waterproofing space with repeat clients and steady project flow • Leadership values autonomy, collaboration, and quality • Fast-paced but supportive team culture with room for long-term growth
