Project Manager – Commercial Landscape Construction Position Overview The Project Manager (PM) oversees all aspects of assigned commercial landscape construction projects—from pre-construction planning through final completion and closeout. This role ensures projects are delivered safely, on schedule, within budget, and to specification, while upholding company quality standards and maintaining strong client relationships. The PM serves as the primary point of contact for clients, subcontractors, suppliers, internal teams, and field operations. Key Responsibilities 1. Project Planning & Pre-Construction • Review construction documents, plans, specifications, addenda, and schedule requirements. • Develop comprehensive project schedules, work plans, sequencing, manpower planning, and procurement schedules. • Participate in pre-construction meetings with clients, GCs, and internal departments. • Identify site logistics, constraints, and risk factors; create mitigation strategies. • Coordinate submittals, samples, shop drawings, and material approvals. 2. Project Execution & Management • Lead all day-to-day project activities across multiple job sites. • Track and manage schedule, production rates, and budget performance using approved project controls. • Issue, track, and manage purchase orders, change orders, and subcontractor agreements. • Conduct regular site walks to verify quality, safety compliance, and progress. • Coordinate mobilization, equipment allocations, deliveries, and specialty crews. • Update weekly project reports, three-week look-aheads, and daily production communication. 3. Financial Responsibility • Own the project P&L: budget creation, cost tracking, forecasting, and profitability. • Evaluate and approve vendor invoices, subcontractor pay apps, and equipment charges. • Manage change order pricing, negotiation, tracking, and documentation. • Report monthly margin performance to leadership. 4. Client & Stakeholder Communication • Serve as the primary client interface; maintain positive relationships with GCs, owners, and inspectors. • Lead weekly OAC and construction progress meetings. • Provide timely responses to RFIs, field directives, and project inquiries. • Ensure clear communication between office, field supervisors, subcontractors, and vendors. 5. Quality Assurance & Safety • Enforce company QA/QC standards. • Proactively identify deficiencies and coordinate corrective actions. • Ensure all work adheres to specifications, municipal codes, and best practices. • Support field safety audits and ensure crew compliance. 6. Project Closeout • Complete punch lists promptly. • Assemble and submit closeout documents. • Conduct final walkthroughs. • Evaluate project performance and lessons learned. Required Qualifications • 3+ years of experience in landscape construction project management (commercial preferred). • Knowledge of landscape installation: grading, soil prep, drainage, irrigation, hardscape, plantings. • Ability to read construction plans, irrigation diagrams, specs, schedules. • Strong organizational, communication, and leadership skills. • Proficiency with project management software (Aspire, Procore, MS Project, MS Office). • Valid driver's license and ability to travel between job sites. Preferred Qualifications • Degree in Construction Management, Landscape Architecture, Horticulture, or related field preferred. • Experience with subcontractor management and multi-million-dollar projects. • Bilingual (English/Spanish) is a plus.
