High school diploma or GED with 7 years supervisory experience in facilities and maintenance plus technical training in HVAC-R/electrical/plumbing, or a 2-year degree in related field with 4 years supervisory experience and technical training.
Manage Facilities Department operational activities related to repairs, maintenance, capital projects, and regulatory compliance. Responsibilities include capital project management, maintenance operations, and preventative maintenance coordination. Responsibilities And Duties • Manage daily operations and maintenance activities performed by DAC and/or outside personnel. Provide guidance and mentoring, as needed, to ensure personnel perform the tasks required in a complete and accurate manner and delivered with outstanding service to all our members and DAC employees alike. • Contacts and coordinate contractors for immediate services, as needed. • Oversee inventory of parts and materials to maintain the facility, equipment, and systems operation optimally by assuring proper par levels, research parts as needed, ordering of monthly, operational supplies and non-recuring purchases. • Review daily active and completed work orders, logs, forms, and related documentation to help ensure they are complete, current, and reflect the tasks as performed, and are appropriately filed in the CMMS, or other required system. • Assure all work orders are completed timely and with quality. Will provide timely feedback to employees and contractors on work completed or in progress. • Provides input on equipment system maintenance planning to Facilities Director to minimize service interruptions and equipment downtime through reliability centered maintenance practices. • Performs periodically facility inspections including member areas, employee areas, exterior and parking garage. This assures a consistent “look and fell” (repairs standards) thru the property. Will maintain a list of any maintenance discrepancies found and logs of completion. • Observes service behaviors of associates and provides feedback to individuals. • Ensures associate recognition takes place on all shifts. • Solicits associate feedback, utilize an "open door" policy, and review associate satisfaction results to identify and address associate problems or concerns. • Administer associate progressive discipline procedures. • Support and assist Facilities Director in identifying systems and/or equipment that need replacement through Capital Investment by evaluating and predicting equipment life expectancy. Additionally, will assist the Facilities Director with management and implementation of all required inspections by governing municipalities. • Manage Capital projects, coordinate contractor work and develop project schedules within assigned project timelines. • Working knowledge of building automation, system controls, and fire alarm systems. • Proficient computer skills and experience working with a CMMS. • Must have general knowledge of industry maintenance and repair practices. • Project management experience • Ability to work independently and plan work without direct supervision. • High school diploma or GED; 7 years of supervisory experience in facilities and maintenance or related professional area; technical training in HVAC-R (Heating, Ventilation, Air Conditioning and Refrigeration) /electrical/plumbing. • 2-year degree from an accredited university in Building and Construction, Engineering, Facilities, or related major; 4 years of supervisory experience in the engineering and maintenance or related professional area; technical training in HVAC-R/electrical/plumbing.
