Lead and improve accrual processes for a multi-site facilities portfolio, including cleanup, tool development, and stakeholder collaboration.
Bachelor's degree in finance or related field, 3+ years FP&A or financial analysis, real estate or property management experience, Yardi ERP and advanced Excel skills.
About the position Responsibilities • Lead the monthly OPEX accrual process across a multi-site facilities portfolio. • Transition from PO-based accrual methods to more accurate, invoice-driven methodologies. • Ensure accruals are timely, accurate, and aligned with budget and actuals. • Perform a one-time, detailed cleanup of historical accruals and correct inaccurate entries in the GL. • Investigate discrepancies and implement corrective actions to maintain the integrity of financial data. • Develop custom run-rate calculation tools leveraging historical invoice data for recurring services (e.g., janitorial, waste removal, landscaping). • Document improved accrual processes and create training materials for stakeholders. • Partner with Facilities Managers, Engineers, Contracts Managers, and Vendors to confirm the scope of work, contract rates, and resolve missing invoice issues. • Communicate effectively with internal and external stakeholders to ensure compliance and accuracy. Requirements • Bachelor’s degree in Finance, Accounting, or related field; CPA or CMA preferred • 3+ years of FP&A or financial analysis experience. • Hands-on experience with accruals cleanup. • Strong understanding of accruals processes, especially those driven by POs. • Deep GL expertise and ability to work under tight close timelines. • Real estate portfolio experience (mandatory) OR Real Estate, Property Management/Development Industry experience (required) • Yardi ERP experience with advanced Excel (Pivot Tabvle/V-Lookup) • Experience with process documentation.
